Department Summary
The Office of Strategic Infrastructure provides professional oversight, planning, and expert guidance for long-term, complex, high dollar value programs and capital projects, real property transactions, master planning, facilities asset management, and authorities having jurisdiction.
Position Overview
The Associate Director Real Estate acts as the UNT System representative responsible for managing real property assets through short and long-range capital planning, property management, and space planning. This role leads and facilitates assigned transactions in partnership with UNT System, its component institutions, and relevant stakeholders, on matters associated with real property development to include master planning, community outreach and networking, negotiations, deal structures, and transaction management. The Associate Director is also responsible for generating reports on data relevant to real property holdings and works with executive leadership to establish UNT System’s strategic vision.
Minimum Qualifications
Bachelor's degree in related field and seven years' of professional related experience, preferably in Higher Education; or any equivalent combination of education, training and experience
Knowledge, Skills and Abilities
Experience with acquisition, sale and lease, preferably for state and/or municipality. Research skills required to collect, analyze and interpret market information, and develop technical reports and presentations in order to draw conclusions and make critical investment recommendations.
Ability to manage multiple assigned projects, client relationships, and organize and prioritize time and resources to meet internal and external deadlines.
Ability to understand and comply with relevant procedures and regulations.
Ability to establish and maintain effective working relationships in a team environment. Ability to plan, assign, and supervise the work of subordinates and consultants.
Ability to communicate effectively, orally and in writing.
Ability to present in executive and public environments.
Ability to think critically to generate optimal outcomes.
Ability to work with computer programs to organize, store, manipulate, and retrieve text and data.
Knowledge of safety and security appropriate to work performed.
Ability to negotiate and execute real estate related contracts.
Preferred Qualifications
At least three years experience in Higher Education or other state or municipal agency. Knowledge in areas of campus planning, urban design, and space management. Knowledge of design, cost, schedule, and constructability of proposed capital projects. Knowledge of local, state, and national building and life safety codes and regulations. Professional licensed Texas realtor/broker or ability to become licensed. Demonstrated proficiency in Microsoft Office and Excel.

Job Duties:
- % - Oversee development and administration of real estate portfolio that aligns with the strategy of UNT System. - ()
- % - In cooperation with the Office of General Counsel, initiate and manage transactions as they relate to institutional real property including tenant partnerships, leases, acquisitions, and dispositions. - ()
- % - On behalf of and in cooperation with UNT System and its component institutions, negotiate real estate transactions, tenant partnerships, and development partnerships. - ()
- % - Pursue prospective tenants for leasing of available space and other project components, and negotiate letters of intent and lease agreements directly with tenants to ensure the achievement of stated institutional goals. - ()
- % - Oversight and maintenance of all information and files for all UNT System real estate holdings, leases, and mineral leases. - ()
- % - Actively oversee & coordinate various aspects of campus planning, specific area plans, land use studies, campus zoning, impact analysis, public/private development, historic preservation, transportation, sustainability/ environmental, development controls, and demographic and economic studies. - ()
